Board Meeting

The monthly meeting of the Fairwood West Homeowners Association Board of Trustees was called to order at 7:00 pm on Thursday December 13th, 2012.  Trustees in attendance were Adrian Ryneveld, David Seely, Christine Sylvia and Brandy Bradford.  Also in attendance was Barb Simeona, Association Bookkeeper, Renton Fire Department representative John Hettick.

Renton Fire Department – Representative John Hettick of Renton Fire was present to report. 

Items worth noting are to make sure to prepare for bad weather.  Get disaster kits together and know what your available resources are.  Also to be especially careful with candles and fires this time of year.

He noted that Station 17 is being remodeled.  It is on schedule to be completed by the end of April.  Everyone is invited to come see it once it is complete.

A question was asked regarding the possible transportation fees to be implemented by the Fire Department.  Fees are yet to be determined and it will be to transport to the hospital if you are inside the City of Renton limits.

Homeowner Appeals – There were no owners in attendance to appeal.

Community Events – The Home Holiday decoration contest is coming up.  It was noted for the record that perhaps we should have a sign made for next year so that the dates are more visible to everyone in the HOA. 

It was noted that it seemed like not the entire front entryway was decorated.  This will be researched further.

Pride In Ownership – Adrian would like to nominate Marilyn Ball who voluntarily and without charge decorated the mail boxes in her area.  She is also instrumental for keeping the storm drains free of leaves.  Thank you so much Marilyn for your service to our community.

Minutes Of The Previous Meeting – A motion was made, 2nd and approved to accept the November 2012 minutes as amended.  The amendments include:

Common Properties – the name “Brand” should be “Brandy”

Architectural Control Chairperson – David noted he would like to be the chairperson of this.

Financial Report – Barb Simeona presented the financial report.  It was accepted as presented.

It was noted for the record that the new BECU account is open and functioning.

Treasurer’s Report Nothing new to report.

Architectural Control – David reported that he received a phone call regarding a retaining wall.  He responded to the homeowner via email and will send Barb a copy of the email for the records.

Common Properties – Adrian Ryneveld reported on the Molasses Creek Issue.  There is no change at this time. 

It was noted that it seems more entryway lights are not working – Brandy will check on.

Brandy reported on the park play equipment.  She is waiting on the official written proposal. 

A question was asked of who is responsible for the trash on the ground in the entryway.  It was noted that Amrik was asked to review this with the landscapers.

Covenant Enforcement – The Board reviewed the homes in violation and the responses received. 

Renter Enforcement – There was discussion with David Seely regarding renting out his home in Fairwood West.  It was acknowledged that the Association is currently under the rental cap set in the rental policy but he must turn in his tenant paperwork as soon as received to comply with the policies in place.

Adrian would like the Board to think about the possibility of imposing fees to owners that rent out their homes to help offset additional costs. 

Unfinished Business – Adrian has given the updated maps to Barb to get laminated.  Once this is complete they will be distributed to the Board Members for covenant enforcement review.

New Business – There was discussion regarding offering a $5.00 discount for full year payment of dues by March 1st, 2013. 

A motion was made, 2nd and approved that the HOA offer a $5.00 discount to any homeowner that pays the 2013 year in full by March 1st, 2013.

Brandy noted for the record that her neighbor had 3 packages stolen off her front porch in the last week.  Please have your packages delivered to a secure location and not to your home.

The meeting adjourned at 8:40 p.m. after a motion was made, 2nd and approved to adjourn.

The next two monthly meetings of the Fairwood West Homeowners Association will be held on Thursday January 10th, 2013 and Thursday February 14th, both at 7:00 p.m., at the Nativity Lutheran Church, 17707 140th SE in the portable building. 

All residents are welcome to attend.
